How does your guaranteed rent service work?
How can you guarantee rent every month?
Your rent is secured through a long-term agreement with us, not dependent on individual tenants. Even if the property is empty or tenants change, your payment stays the same and arrives on time.
Are there any fees or hidden costs?
No. There are no management fees, no letting fees, and no unexpected charges. Everything is agreed upfront, and your income is fixed.
What happens if the property is empty?
That’s our responsibility. You still get paid in full, every month, regardless of occupancy.
Property Management
Who manages the tenants?
We handle everything—tenant sourcing, vetting, contracts, maintenance, and communication. You won’t have to deal with tenants at all.
What type of tenants do you place?
We mainly house working professionals and corporate clients. We carefully screen tenants and only consider other options when appropriate, always maintaining high standards.
Will my property be looked after?
Yes. We carry out regular inspections and ongoing maintenance to ensure your property stays in excellent condition throughout the agreement.
What condition will my property be in at the end?
We return your property in the same condition—or often better—than when we took it on.
Legal and Security
What about the Renters’ Rights Act and Section 21?
The Renters’ Rights Act introduces major changes to the UK rental market, including the removal of Section 21 “no-fault” evictions. This means landlords can no longer regain possession without a valid legal reason and must rely on specific legal grounds.
With us, this isn’t something you need to worry about. We take on the tenancy and full responsibility for compliance, legal processes, and tenant management—so legislative changes become our problem, not yours.
Can I still get my property back if needed?
Yes. Terms are clearly defined in the agreement, and we work with you to ensure flexibility where required. At the end of the contract, the property is returned to you.
Who is responsible for legal compliance?
We handle all compliance, including safety regulations, tenancy agreements, and legal requirements, ensuring everything is managed professionally and correctly.
Payments and Contracts
How long is the agreement?
Typically between 3 to 5 years, giving you long-term income stability and peace of mind.
When do I get paid?
You receive your rent on the same date every month, consistently and on time.
What happens if tenants don’t pay?
That risk is entirely ours. Your rent remains guaranteed regardless of tenant payment issues.
